Put the terms where they’re read
“Report released upon payment” belongs on the booking confirmation, not just the invoice. Say it a week before the inspection and nobody blinks. Say it the morning the report is due and it reads as a threat.
Bill the buyer, name the agent
Agents book a lot of inspections and pay for almost none of them. Put the buyer in the bill-to field and the agent’s name in a reference line — you’ll want the agent’s name for your own follow-up, not for your accounts receivable.

Frequently asked questions
Can I really hold the report until payment?
Yes, if the terms say so before the inspection — put 'report released upon payment' on the confirmation and the invoice, not as a surprise afterward. Stated in advance it's a policy; introduced afterward it's a hostage negotiation.
Should the square footage appear on the invoice?
Yes. It's the reason the fee is what it is, and it heads off the comparison to a friend who paid less for a smaller house. A priced-from number is much harder to argue with than a round total.
How do I invoice a re-inspection?
As its own invoice at your reduced re-inspect fee, referencing the original inspection date and report number. Bundling it into the original job makes both the fee and the timeline harder to explain later.
