Stucco and EIFS repair

Stucco Repair Estimate Template (Free)

Short answer

A stucco repair estimate needs the repair area in square feet, the existing system identified — traditional three-coat, one-coat, or EIFS — removal of failed material, moisture barrier and lath replacement, the coat system being applied, texture matching, color coat or paint, moisture testing where water intrusion is suspected, and an exclusions list covering framing repair and interior damage. Copy the template below, or use software that saves those rates.

NOT INCLUDED: window or door replacement, interior
drywall or finish repair, structural framing beyond
the as-found rate, roof or gutter work, landscape
restoration.

TEXTURE/COLOR: patches on weathered stucco may remain
visible. Fog coat or full-wall repaint is the only way
to achieve a uniform appearance.

Say the texture will show

This is probably the number one complaint in stucco repair, and it’s completely preventable just by saying it before you start. Aged, sun-faded color coat can’t be matched exactly by a fresh patch, no matter how good you are.

Offer the fog coat and full-wall options at quote time, so the outcome becomes the customer’s informed choice instead of feeling like your failure.

Find the water before you close the wall

A crack is just a symptom. Flashing, penetrations, and a failed weather barrier are usually the real cause, and a repair that seals the surface over a live leak is going to fail within a year — with your warranty attached to it.

Price the investigation, and exclude repairs to whatever roof or window is actually feeding it.

Skipping the copy-paste

Software with your per-square-foot coat rates, lath, and texture-matching lines already saved builds this estimate fast and keeps the moisture findings attached to the job.

Frequently asked questions

Why identify the existing system?

Because traditional three-coat, one-coat, and EIFS repair completely differently, and patching one with another causes cracking and moisture problems. Identifying it on the estimate is both a technical necessity and a signal to the customer that you know what you're looking at.

Should I test for moisture before quoting?

On any crack, stain, or bulge, yes. Stucco failures are usually water getting behind the system, and repairing the surface without addressing the intrusion means you've warrantied a problem that's still running. Price the testing as its own line.

How honest should I be about texture matching?

Completely. A patch on aged, weathered stucco will rarely be invisible, especially on a color coat that has faded for fifteen years. Say so before you start and offer the fog coat or full-wall repaint option — a surprised customer is an unhappy one on work you did well.
